What’s the future of Sandyford Business District? The council are looking for your views on how best to plan out the long-term future of the plan that maps out what gets planning permission and what doesn’t. The survey on the Sandyford Urban Framework Plan is open from the 21st June to 25th August 2025 and I’d encourage all residents, workers, business owners and land owners in the area to have your say.

In 2011 to allow the former Sandyford Industrial Estate and the lands around it to develop in a sustainable way, the council published the first Sandyford Urban Framework Plan, or SUFP. 

That plan area has grown into what it is today, Sandyford Business District with almost 10,000 residents and almost 30,000 jobs. The existing plan allows for the residential population to grow to around 19,000 as well as planned improvements to social, cultural and transport infrastructure in the district.

But now in 2025 as we look at the needs of the next 20 years, what is the future of Sandyford Business District? We’re reviewing the Sandyford Urban Framework Plan for the next generation and want your views.

What we’re asking

There are a set list of questions in the survey, but here are some more questions to get you thinking about the future of the area.

  • Should we change the use of certain lands to support building more homes? Or in the middle of a housing crisis, is it more important to have large surface car parks?
  • The whole industrial and warehousing area around Ravens Rock Road and Three Rock Road has been zoned for residential development for 15 years , but none of the landowners have made planning applications for building housing here.
  • What do we with all these derelict sites in Sandyford Business District?
  • What kind of community facilities are needed, where could we best plan for them so they meet the needs of all members of our community?
  • Do we have enough public spaces and where are there opportunities to develop the public realm for a healthier more social community.
  • Sandyford Business District is a big source of jobs for local communities and the greater Dublin area. What kind of development will attract investment and provide sustainable, high quality jobs for people into the future?
  • Do we need more retail in the area, what kind of retail, and where should it be?
  • On transport, how do we get into and around the Sandyford area? Should we plan to cater for more private car traffic? Or plan for much better commuter options so that commercial vehicles can access the area easier for their needs?
